BIM
We use Building Information Modeling (BIM), a technology that embraces a collaborative methodology that allows the development of 3D virtual models of the construction project, embodying all of the multidisciplinary information updated during its whole life cycle. Facilitating communication between all of the teams that contribute to the development of the project, the use of BIM brings huge benefits to companies, such as the minimization of human error in the developing phases of projects, the reduction of consequential and unexpected cost increases, a rise in productivity, quality, and sustainability of projects in addition to more efficient management of time and resources. For those reasons, the use of BIM is regarded as crucial for a more sustainable, efficient, and profitable construction.
BIM (Building information modeling)
Elaboration of the BIM Execution Plan (BEP)
BEP consists of the first step to precisely reach, through BIM, the goals that will lead to the project’s success, which must be already defined during the sourcing scope of the company responsible for projects, budgeting, and planning.
The BEP has the goal of being the initial development content of the BIM project. The BEP should be the base document, approved by the CONTRACTING PARTY, to guide the project team during the BIM project, in addition to being an orientating document for the supervising team.
The BEP should specify the roles and responsibilities of the project team members during the different steps of the process. It should contain details concerning the deliveries in BIM and adjacent models, such as technical documents, the project’s process for obtaining products and forms, and means of information sharing, coordination, and compatibilization of models from disciplines.
Goals of BIM projects
Lower building costs
Increase in projects’ quality and precision
Trustable information mapping on existing conditions
Assertive contraction budget for the construction company
More control over budgeting decisions
More control regarding documentation and communication between the ones involved in the project
Assertive execution timescale of the projects and the construction Obtainment of BIM models consistent with utilization during the whole life-cycle of the project (including as-built for work and maintenance).
Expected uses of BIM
The project being conceived in BIM’s platform
Extraction of building’s documentation through the BIM model (including drawings of the floor plan, sections, elevations, memorials, etc) in WDG and PDF.
Project coordination using CDE (Common Data Environment) to manage the process (document managing, issues management, communication, and project’s flow control)
Clash detection
Budgeting management stemming from the BIM model, as per the project’s EAP
4D planning with BIM model
